Joint Venture / Private Money

Joint Ventures are typically long term business relationships created to provide funding for commerce/industry projects. We have created Short and Mid term JVs to take advantage of current market conditions.
As a JV partner You must have at least 15% cash, equity, or a letter of credit for the total loan amount to be considered for a joint venture. There is a $5 million project minimum and no maximum as to the amount of the deal.
Joint Ventures can be either domestic or international and are known for High Returns On Investment.
We are currently in the due diligence phase of contract on 5 projects ranging from 500 - 1200 acres of developable land parcels in Arizona, California, Idaho.
The southwestern United States has experienced record breaking appreciation rates in the past few years. Market conditions have cooled creating opportunity for below normal aquisition costs. Our basis on current projects range from 20%-40% of comparable market values.
There are a variety of options to fund Commercial Real Estate transactions. One is through conventional lending and the other is through Private or Hard Money lending.

We offer all commercial types of lending in the continental United States.
